Sentences the AI wasn't sure about. File each one or mark it "Not an item"; it stays in the transcript either way.
Mention a sheet or drawing number while talking during a walk (e.g. "see sheet A-101") and it's tagged here automatically.
Upload a photo of a drawing or plan sheet so drawing references above can point at something real. No analysis yet β just storage and viewing.
Manual clock in/out. Flags a review if 16+ hours pass with no matching clock-out.
Foreground only: works while SiteWalk is open on screen. Phones pause GPS when the app is in the background, so a clock-out can land late. Anything off by more than 10 minutes is marked for review. Stand on site and set its location once. No map key needed.
Real-time running cost for this job site β labor (from Clock In/Out) plus supplies/materials, tracked against budget.
Hours come from Clock In/Out. Set each person to Hourly (hours Γ rate) or Flat contract. Flat-contract hours are still tracked, but they cost $0 here because the contract below covers them.
Cost to date is whichever is larger: work done (% complete Γ contract) or what you've paid. A deposit counts as spent before any work is done.
Every job on this phone side by side. Tap a job's tab on Home (or Open this job below) to work in it; everything you capture then goes to that job. Trade contacts, wage rates and LeaseFlow rentals are shared across jobs.
Invoices for this job. Pull in approved change orders or add your own lines, then print or save as PDF, or email a summary. Payments you record here show up in the Bookkeeper view and on All Jobs.
Save an email and/or phone per trade. Email Trade / Text Trade on an item opens your own Mail or Messages app.
A Property is the root record β a job that's now held as a rental, or a rental acquired outside SiteWalk.
A Property can have one unit (a house) or many (a multiplex, a commercial building).
Start date, end date, renewal date:
Balance = rent due since lease start minus payments logged. This is a prototype ledger β single device/browser only, see Setup for the data-persistence limitation.
Computed from unpaid rent past due. This is a flag, not a collections workflow β no notice-period or RTB-process handling.
Reuses the same walk-around engine as Chapter 1 β camera, mic, live transcript, voice-triggered snap. Condition items found here are tagged as lease-walk items on the same punch list, not a separate item type.
CAM charges, percentage rent, and other commercial-only line items. Titled and scaffolded β not built this pass.
This one Worker URL powers three things: voice classification (Punch/Change Order/RFI + trade), voice transcription on phones without built-in speech recognition, and this AI Code-Check Photo button. Shared key stays on this phone only.
Saves everything on this phone to one file: items, photos, clock, job cost, subs, GPS sites and LeaseFlow. Restore it on another phone to copy the data over. Your AI Worker key is left out. This is a one-time copy, not live sync, which still needs Firebase.
Permanently deletes every photo, note, punch item, change order, RFI, submittal, safety log, clock/daily log entry, trade contact, wage rate, material expense, job budget, uploaded drawing, LeaseFlow property/unit/tenant/lease/payment record, and your AI Worker setup from this phone. This can't be undone.
Units, tenants, leases, and payments are stored the same way as everything else in SiteWalk β localStorage, on this one device. That's fine for a single-user prototype, but a rent roll or payment ledger handed to a bookkeeper who isn't operating this browser needs storage that survives independent of one device/session. Known limitation of this pass, not solved yet.
